SUMMARY
The Property Accounting Manager is a key role responsible for overseeing all aspects of property accounting operations for a significant portion of the company’s multifamily portfolio. This position ensures the timely and accurate preparation of financial statements, compliance with GAAP and company policies, and the development and implementation of effective accounting processes and internal controls. The Property Accounting Manager provides strong technical expertise to their team, drives process improvements, and collaborates closely with other departments and senior leadership to achieve departmental and company objectives.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
Mentors a team of property accounting staff, overseeing their day-to-day activities, performance, and professional growth.
Oversees and directs the month-end, quarter-end, and year-end close processes for an assigned group of communities/portfolios, ensuring accuracy, timeliness, and compliance with established procedures.
Reviews and approves complex financial statements, consolidated reports, and supporting schedules prepared by the team, ensuring adherence to GAAP and company standards.
Provides expert guidance on complex accounting issues, technical research, and the application of new accounting pronouncements.
Leads the development, implementation, and maintenance of robust internal controls over financial reporting within the property accounting function.
Drives the continuous improvement of accounting processes, policies, and systems to enhance efficiency, accuracy, and scalability.
Manages the preparation of annual budgets and periodic forecasts for assigned portfolios, ensuring collaboration between accounting and operations teams.
Oversees the coordination of external audits and tax engagements for assigned portfolios, ensuring timely and accurate provision of information and successful completion.
Develops and maintains strong working relationships with community operations, asset management, development, and other key internal stakeholders.
Monitors and analyzes key performance indicators (KPIs) for the property accounting team and implements strategies for improvement.
Handles escalated accounting issues and provides solutions to complex financial reporting challenges.
Participates in the development of departmental goals, objectives, and strategic initiatives.
Ensures team compliance with all company policies, procedures, and ethical standards.
Leads or participates in significant departmental or cross-functional projects, such as system implementations or process re-engineering efforts.
Responsible for hiring, training, and performance management of direct reports.
SKILLS AND EXPERIENCE
Bachelor’s degree in Accounting or Finance required. CPA designation preferred.
3+ years of progressive accounting experience, experience in property accounting or real estate accounting for diverse and complex portfolios strongly preferred.
Expert and authoritative knowledge of Generally Accepted Accounting Principles (GAAP); experience applying GAAP within the real estate industry is preferred.
Proven leadership and team management skills, with a track record of developing and motivating high-performing teams.
Strong proficiency in Microsoft Office Suite, particularly Excel
Ability to generate, optimize, and analyze complex financial reports required. Familiarity with property management accounting platforms (e.g., Yardi, RealPage, MRI) is preferred but not required.
Exceptional analytical, strategic thinking, problem-solving, and decision-making abilities.
Excellent project management skills with the ability to manage multiple priorities and drive initiatives to completion.
Outstanding written, verbal, and interpersonal communication skills, with the ability to effectively communicate with all levels of management and staff.
Deep understanding of internal control frameworks (e.g., SOX) and experience in designing and implementing controls.
Proven ability to drive process improvements and manage change effectively.
Strong business acumen and the ability to understand the broader implications of accounting decisions.
